Dawood Engineering Consultancy has been contracted by the Ministry of Housing to undertake the master planning of the upstream part of the South Batinah Region.
This master planning study area is adjacent to the western boundary of the Muscat region-making it the next frontier of development after the Muscat Region. To facilitate planning, the study area is divided into eight phases, wherein the area adjacent to the existing village of Fulaij, is given a planning name of Fulaij City Phase-01. This phase, being the most accessible area from developed South Mabela, will be the first priority for land distribution.
The basic layout of the plan is a direct response to the two main constraints affecting the area, namely; the 125 meter wide high-tension corridor that diagonally bisects the planning area from the north easterly to south westerly direction and the current no development restriction of the Al-Taww dam. The underlying principles used in this plan adhere to the old and time-tested principles of development patterns in Oman at the same time adopting new pedestrian and eco-friendly principles of New Urbanism.
